Dear Homeowner:
We wish to you and all of your family a Happy and Healthy New Year. The Board met on November 19th, 2016 and has approved the minutes from the September 10th, 2016 Board of Managers meeting, which are attached for your review.
Lucille Malouche, Unit 330, suggested we send out the Board Minutes from the current Meeting with the Castlegram to keep all Homeowners current on happening at the Manor, so you will find the Board minutes of November 19th, 2016 also attached.
The Board discussed the required upgrades needed at our Sewage Treatment Plant which included a detailed presentation by Mark Wagner of Cameron Engineering. The Board approved Mark Wagner’s proposal which included, Engineering Reports, Contract Documents, the Bid Phase, Permitting, Construction Administration Services, On-site Observation Services and an Operational &Maintenance Manual. We are hoping to have this work completed prior to the 2017 busy season.
Steve Herman reported that the current construction project, the bulged brick face and dormer-northwest elevation, and the repair of the pedestal-north elevation east wing able Unit 407, has been completed. The repairs to the vent room are in progress.
LaFine restaurant is now going into their second winter here at Montauk Manor and is currently open from Friday evening at 5:00pm through Sunday. The application was sent to the Town of East Hampton for the needed variance to increase the seating for the restaurant.
The Rental Program had a busy season seeing increases in revenues with 106 Units participating. The Rental Committee recently met and will be critiquing the Units in early January to give those Homeowners time to meet the requirements for the new “5-Year Upgrade Program” which is required by all homeowners who participate in the Rental Program which is nearing the end.
The Manor made it mandatory in March of 2001 that all hot water heaters be replaced every 10 years. The Board would like to remind those Homeowners who have not yet replaced their hot water heater to contact Janice Nessel immediately to set-up a replacement schedule.
There have been a total of seven Units sold this year at the Manor, all but one with the assistance of our in-house Realty office.
The Manor has been decorated for the Holidays, complete with a Gingerbread Village.
